Decision guide

Should I Move House or Improve My Current Home?

A home can feel wrong for several reasons: space, layout, maintenance, location or a change in family life. Naming the problem clearly is more useful than starting with a sale price or a renovation budget.

Start with the problem, not the property

A home can feel wrong for several reasons: space, layout, maintenance, location or a change in family life. Naming the problem clearly is more useful than starting with a sale price or a renovation budget.

Some problems can be solved by changing the home you already know. Others—such as a long commute, a school catchment or a need to downsize—may be better explored through a move.

Compare cash costs and practical fit

An extension or renovation is not simply a construction quote. Allow for contingency, disruption, permissions and whether the work genuinely meets the future need. Moving also carries more than the price gap: selling fees, legal costs, removals, surveys, possible mortgage fees and Stamp Duty can all matter.

The best comparison makes the assumptions visible. A lower headline figure is not necessarily the better option if it leaves the original problem unresolved.

Use a decision tool as a starting point

An indicative comparison can help you identify what needs checking next. It cannot tell you what your home will sell for, what work will cost, or what you can borrow.

Once you understand the broad trade-offs, obtain tailored advice from relevant local and regulated professionals before making commitments.
